Tool

Listing language scanner

Paste listing text and flag phrases that often sound stronger than the tract may be. This is useful when a listing feels convincing before the parcel details are clear.

What it catches
  • "Dream home" and "ideal building site" language.
  • Vague utility claims.
  • "Investment opportunity" and "multiple use" language.
  • Water and scenery language that may be hiding usability loss.
How to use it well

Run the scanner first, then take the flagged phrases back to the tract and ask whether the parcel itself proves them. The tool is most useful when the marketing language is doing more work than the map.

Paste a listing and run the scan.
